Id go tile and grout too if vivs arnt going to need moving. This would also keep heat in.

Seal as normal round the edges as normal and then go mad with yacht varnish, takes a while to dry but a few layers of that stuff and your burm will be making its own swimming pool

yacht varnish four or five coats a pva bond can be applied before these to give a seal to stop the paint soaking into the timber so your getting a true seal not just what looks like a seal then use a nuetral silicone around the edges and you will be sorted but if the viv can be put on castors or is permanent a tile and grout is best but be careful as rough finish tiles might be a bit much for your snake but if your using aspen or eco earth the soak will be taken mostly by the substrate so the varnish will be substantial enough imo but I use tiles where I can and am also in the process of building a reptile room
