Cheers jeffstu!! I have had my babies for.......... 18 months now so im pretty sure it must be the substrate!! I will clear the lot, disinfect all and bath and spray the snakes!! I have never heard of boilin the substrate before sticking it the viv till i joined this forum!! Bonus!!

I recently brought a baby royal and within two months mites appeared. I think they came in on the Substrate I was using. I tried mite off and bathing but they kept coming back. After reading several threads etc. and learning the life cycle of these little devils I managed to get rid of mine doing the following. Bath the snake and then have it slither through some sheets of tissue paper. Examine it for Mites and repeat the process until none are showing. Give the snake a dose of Mite off and put him in a temp enclosure whilst you sort out the viiv. Clear everything and I mean everything from the viv. Then give it a good wipe down with a bleach / water solution. Then another with a viv cleaning product. Any items such as wood banches etc. Soak them in a bleach / water solution (ensuring that they are completely submerged) for about 1 hr. Then wash them off with water before drying them out and then bake them in the oven for a while. Plastic plants, hides etc. I followed the same instructions without the baking of course. Use paper as a substrate and the bare minimum of hides you feel you can get away with in the viv and return the snake for a quarantine period. Ensure there is adequate water for it to bath as this helps them with the irritation of mites. Monitor this checking for mites for at least 3 weeks to ensure that no mites return. Then you can return the other stuff back to the viv. But continue to monitor in case of outbeak. As an extra precaution I added some Hypoaspis into the viv when I returned to my normal substrate and I baked the substrate before putting it in the viv (something I now do every time). This approach worked for me and I fingers crossed have not seen any in the months since. It goes without saying that these little devils can spread throughout your collection quickly and can travel seaming impossible distances considering there size. I even found one on one of my bearded dragons during my infestation, needless to say I had to strip can clean that viv as well. This was just my way of dealing with it hope it helps others
